These terms apply to your use of this website and to the services HandymanCleaners ("we," "us," or "our") provides. Please read them before you request service. If you have questions, contact us at handymancleanersaz@gmail.com.
1. Website terms
This website is provided for general information about our services. We try to keep it accurate and up to date, but we do not guarantee that every detail is current or error-free. Prices, availability, and service details may change.
2. An inquiry is not a confirmed booking
Submitting the request form, or calling, texting, or emailing us, is a request for service — not a confirmed appointment. A booking is confirmed only when we and you agree on the service, date, time, and price, and we confirm it to you directly.
3. Estimates and final pricing
Published prices are starting rates and estimates:
- Vacation rental turnover cleaning is a flat $200 for up to 5 beds. Properties with more than 5 beds are a custom quote.
- After-hours office cleaning starts at $250 per visit and is quoted based on square footage, frequency, and the tasks you need.
- Handyman and light maintenance is $100 for the first hour, then $60 per additional hour. Parts and materials are billed separately or supplied by you.
Your final price is confirmed with you before or at the time of service. Additional or unusually heavy work may change the price; we will tell you before doing it where we reasonably can.
4. Scheduling and same-day turnovers
Same-day turnovers are available at the same flat rate when you request them by 9:00 a.m. that morning, subject to our availability. We work weekends and holidays; holiday cleans add $50 to your turnover rate.
5. Property access and your authorization
You are responsible for arranging safe, lawful access to the property at the scheduled time. By booking, you confirm that you own the property or are otherwise authorized to permit us to enter and perform the service. For your security, please do not send door, garage, or alarm codes through the website form; we will arrange access with you after your booking is confirmed.
6. Supplies and restocking
We bring our own cleaning equipment and supplies, or use yours if you prefer. Guest or office consumables (paper goods, soaps, coffee, and similar) are separate: you either ship supplies to us or fund a restock run. We are not responsible for shortages when supplies you were to provide are unavailable.
7. Payment
Payment is due after each cleaning or service is complete, unless we agree otherwise in writing. We accept Zelle, Venmo, Cash App, PayPal, Turno, or invoice.
8. Cancellations and rescheduling
You may cancel or reschedule for free up to 24 hours before the scheduled start time. Cancellations within the final 24 hours are subject to a $75 fee. We will always try to accommodate reasonable rescheduling requests.
9. Checklists and special instructions
If you provide a checklist or special instructions, we follow them; otherwise we use our standard turnover checklist. You are responsible for giving us accurate, complete instructions and for telling us about anything unusual about the property in advance.
10. Damage and pre-existing conditions
We finish each turnover with a walkthrough and send photo or video documentation. Please review it and raise any concerns with us promptly so we can address them. We are not responsible for pre-existing damage, wear and tear, or conditions we did not cause. If you believe we caused damage, contact us promptly so we can look into it together.
11. Handyman scope
Our handyman service covers light, minor fixes and general upkeep — for example hanging items, changing bulbs and filters, tightening fixtures, and assembling furniture. We do not perform work that requires a licensed contractor or a permit, such as major electrical, plumbing, HVAC, or structural work. If a job needs a licensed trade, we will tell you and decline that portion of the work.
12. Guarantee
Our No-Missed-Clean Guarantee means that if we no-show a confirmed, scheduled cleaning, that clean is free. The guarantee applies only to confirmed, scheduled cleanings. It does not cover cancellations you request, or visits we cannot complete because of property-access problems, unsafe conditions, or events outside our control (such as weather, utility outages, or emergencies).
13. Photos and documentation
We take walkthrough photos and video to document our work and the condition of the property. We keep these for our service records. We may use before-and-after cleaning photos in our own marketing; if you would prefer we not use photos of your property, just let us know and we will honor that.
14. Intellectual property
The content, layout, text, and images on this website are owned by HandymanCleaners or used with permission, and may not be copied or reused without our permission. "Airbnb" and "Vrbo" are trademarks of their respective owners; we reference them only to describe the kinds of rentals we clean. HandymanCleaners is an independent third party and is not endorsed by or associated with Airbnb, Inc. or its affiliates.
15. Liability
We provide our services with reasonable care and skill. To the fullest extent permitted by Arizona law, we are not liable for indirect, incidental, or consequential damages, and our total liability for any claim relating to a service is limited to the amount you paid us for that service. Nothing in these terms limits any liability that cannot be limited under applicable law.
16. Dispute resolution and governing law
If a concern comes up, we ask that you contact us first so we can try to resolve it directly — most issues are settled with a quick conversation. These terms are governed by the laws of the State of Arizona, and any dispute will be handled in the state or federal courts serving Queen Creek, Arizona.
17. Changes to these terms
We may update these terms from time to time. The "Last updated" date at the top shows when they last changed. Continuing to use the website or our services after a change means you accept the updated terms.
